Payment schedules for construction projects.

A draw plan should be easy to read, easy to reconcile, and tied to work that can be seen.

01

Start with the contract

List the total contract value and whether retainage, allowances, or approved changes alter the amount being scheduled.

02

Use milestones

Deposit, material procurement, rough-in, substantial completion, and final completion are common anchors. Choose milestones that match how the project actually moves.

03

Reconcile before sending

The stages must equal the contract. A schedule that is even a little underfunded creates a collection problem at the end.
